10 Things You Should Do Before Selling Your Home
The professionals at the Blaser Yoakum Team have compiled a list of some of the most helpful things you should do in order to succeed when you list your home for sale. Our Keller Williams real estate agents share your goals of selling homes quickly and getting the most value for your efforts.
Tip #1: De-Personalize Decor
It’s a good idea at this point to emotionally disconnect when your home is for sale—think of it as a model home. Remove family photos and de-personalize the decor inside and outside as much as possible. You want prospective home buyers to be able to picture themselves in the home.
Tip #2: Eliminate Clutter
Remove as much clutter as possible so your home for sale is neat and tidy. Eliminate trinkets and dusty knickknacks, perhaps boxing them up to move or donate. Now is also a great time to clean out your home—there’s no reason to move things you no longer need to your new home!
Tip #3: Organize Closets
Ideally, closets should only be two-thirds full when you put your home up for sale. An overflowing closet can make it appear as though there isn’t enough storage space in the home.
Tip #4: Clean Out Cabinets
Buyers will be looking at every part of your home for sale, including the kitchen cabinets! Cabinets should be just as neat and tidy as the rest of your Southlake-area home. Think about it this way: the more you clean now, the less you will have to clean later when the home is sold.
Tip #5: Make it Shine
Clean, clean, and clean some more! A clean home for sale tells potential buyers the home has been taken care of by the current residents. You want your entire house to sparkle. Clean windows can make an especially good impression when you show your home for sale in Southlake.
Tip #6: Make Small Repairs
It’s always a good idea to take care of small repairs before listing your home for sale. This will save time during the selling process and before closing. Few repairs left undone help give home buyers a better overall impression of your home for sale.
Tip #7: Fresh Paint
Homes for sale in Southlake and surrounding cities sell better when painted with neutral colors. This doesn’t mean every room has to be the same color of beige, but toning down bright colors is generally a good idea when putting your home for sale in North Texas.
Tip #8: Boost Curb Appeal
The outside of your Southlake home is the first thing a prospective real estate buyer sees, and this forms their initial impression of the home you want to sell. Cleaning out flower beds and trimming bushes goes a long way. If you really want to impress, use a few potted plants, add color in your flower beds, and replace your old welcome mat with a new one.
Tip #9: Eliminate Odors
Unpleasant odors can turn off potential home buyers. If you have pets, it’s always a good idea to be sure your home for sale is free of any unwanted odors that may be lurking in carpets, drapes, furniture, etc. If possible, invest in a thorough carpet cleaning. Also, be careful not to cook a fragrant meal with cabbage or cauliflower right before showing your home.
Tip #10: Staging a Home for Sale
If you’ve been thinking of updating those throw pillows, now is the time! You don’t have spend a lot of money, but subtle little updates throughout the home can make a big impact on how your property appeals to home buyers during private showings or open houses. Bringing in a professional home stager is also a great idea for helping to improve the reaction to your home for sale.
